Condos in Bayview Village

The condos here run along Line 4 on Sheppard Avenue East. TRREB recorded 118 sales in the second quarter of 2026, made up of 83 condo apartments, 15 condo townhouses and 20 other homes. The median condo apartment price in its district, Toronto C15, was $530,000 for the quarter.

How the data lines up

The Yonge Street guides each cover several communities. This one covers a single TRREB community, so every figure and listing on this page is for Bayview Village, in district Toronto C15. The City of Toronto has a neighbourhood with the same name, which we use below for census counts. The two share a name but have separate boundaries.

The area around Bessarion and Leslie stations is part of Bayview Village in both systems. It has no TRREB community or census profile of its own, so it has no separate prices.

District C15 also holds Bayview Woods-Steeles, Don Valley Village, Henry Farm, Hillcrest Village and Pleasant View. Remember that when a figure below says C15.

Line 4, west to east

All three subway stations here are on Line 4 Sheppard and all three are on Sheppard Avenue East.

Bayview station

Bayview station is at 550 Sheppard Avenue East. Going west, Line 4 ends at Sheppard-Yonge station, where it meets Line 1 Yonge-University. The Yonge and Sheppard guide covers that interchange.

Bayview Village Park, at 2945 Bayview Avenue, is the City park named for the community.

Bessarion station

Bessarion station is at 731 Sheppard Avenue East. The City facilities we verified for this part of the community are:

  • Ethennonnhawahstihnen Park, 80 McMahon Drive.
  • Ethennonnhawahstihnen’ Community Recreation Centre & Library, 100 Ethennonnhawahstihnen’ Lane. The Toronto Public Library branch inside it was formerly called Bayview.

Leslie station and Oriole GO

Leslie station is at 1209 Sheppard Avenue East. The TTC’s page for the station names Oriole GO, at 3300 Leslie Street, on the Richmond Hill line. So this end of the community has a GO rail station as well as the subway. We did not research service frequency, so check the GO schedule.

East Don Parkland is listed at 1240 Sheppard Avenue East and Villaways Park at 4600 Leslie Street.

East of Leslie, Line 4 ends at Don Mills station, where the Don Mills and Sheppard guide picks up.

Sheppard extension study

Metrolinx says it is studying options to extend rapid transit along Sheppard Avenue both east and west and that the work is at the Initial Business Case stage. It states no route decision, funding, construction date or opening date.

Prices

TRREB reports the second quarter of 2026 two ways.

The community numbers cover all home types. Bayview Village had 118 sales with an average price of $943,563 and a median of $622,500. Higher-priced homes of other types pull the average well above the median, so neither number is a condo price.

The district numbers cover condo apartments only. Toronto C15 had 180 sales with an average of $588,484 and a median of $530,000. There were 464 new listings in the quarter and 242 active listings at its end. Units sold in an average of 35 days at 97% of the list price. Bayview Village made up 83 of the 180 sales, the largest share in the district. Henry Farm was next with 58.

For August 2026, the latest month TRREB has published, C15 had 52 condo apartment sales with an average of $619,237 and a median of $561,950. One month is a small sample and the district covers six communities.

Condo townhouses

Condo townhouses show up in the sales data here. TRREB recorded 15 condo townhouse sales here in the second quarter of 2026.

TRREB publishes condo townhouse prices by district. In August 2026 Toronto C15 had 14 condo townhouse sales with an average of $738,843 and a median of $732,500, from 50 active listings. Housing stock in the 2021 Census

The City’s Bayview Village neighbourhood had 10,455 occupied private dwellings in the 2021 Census. Of those, 6,970 were apartments in buildings of five or more storeys, which is 67%. Condominiums numbered 6,900, which is 66%.

The remaining third is in other structure types. These are 2021 counts, so any building completed after the census is missing.

Beyond the parks named above, the City lists Kenaston Park, Rean Park, Leslie Park, Newtonbrook Park, Talara Park, Hawksbury Park, Clarinda Park, Alamosa Park and Blue Ridge Park in Bayview Village. The City’s data has no size field, so we list the parks by name only.

Costs on a purchase

Buyers in the City of Toronto pay land transfer tax twice, once to Ontario and once to the City. For a purchase under $2,000,000 both taxes are 0.5% on the first $55,000, 1.0% up to $250,000, 1.5% up to $400,000 and 2.0% beyond that. A qualifying first-time buyer can receive an Ontario refund of up to $4,000 and a Toronto rebate of up to $4,475. Use the land transfer tax calculator for your own price.

Property tax follows the City’s 2026 residential rate of 0.767311% of assessed value.

On a resale condo, the main document is the status certificate. A condominium corporation can charge up to $100 for it and must provide it within 10 days. It includes the current budget, a statement on the reserve fund study, the unit’s common expenses and any special assessments. A reserve fund study must be updated at least every three years.
