Sell a condo in North York with the facts in hand

Two sets of documents shape a condo sale: the status certificate from your condominium corporation and the recent sales TRREB reports for your district. This page explains both.

What a North York condo seller prepares

  1. Step 01

    Find your TRREB district and community

    TRREB reports sales by district and community, not for North York as a whole. A unit near Yonge and Sheppard sits in the Willowdale East or Lansing-Westgate community. Our neighbourhood guides name the communities for each area, which tells you whose sales to read.

  2. Step 02

    Read the district figures with their sales counts

    The table on this page gives condo apartment sales, the average and median price and the average listing days on market for each district in one quarter. A row built on 18 sales says less than a row built on 180.

  3. Step 03

    Know what the status certificate will show

    A buyer will read the status certificate. It states the common expenses for your unit and any arrears, common expense increases and special assessments, the budget, the reserve fund position and any outstanding judgments or litigation involving the corporation.

  4. Step 04

    Gather the unit's own records

    Collect what a buyer and their lawyer are likely to ask about: your common expense statements and the declaration, by-laws and rules that govern the unit. These documents also form part of the status certificate.

  5. Step 05

    Ask about tax and legal questions early

    A sale can raise tax and legal questions that depend on your own circumstances. Speak to an accountant and a lawyer before you list so the answers arrive before an offer does.

  6. Step 06

    Ask for an evaluation of your unit

    District and community figures describe every sale in an area. An evaluation looks at your unit against recent sales of similar units. You can request one on this site at no cost.

Condo apartment sales by district, Q2 2026

These rows come from TRREB's Condo Market Report for Q2 2026. Each covers one TRREB district for three months. TRREB has no North York area, so there is no total row. Districts C04, C11, W04, W05 are only partly inside the former North York boundary. The figures record past sales. They are not a forecast and they do not value any unit.

Condo seller questions

Who orders the status certificate when a condo is sold?

Anyone can request one from the condominium corporation. The corporation can charge up to $100 including all applicable taxes and must provide the certificate within 10 days. Ask your lawyer who should order it and when.

What will a buyer see in my building's status certificate?

The declaration, by-laws and rules, the current budget and last audited financial statements, a statement on the most recent reserve fund study and the reserve fund, the common expenses for the unit and any arrears, common expense increases and special assessments, the insurance certificate and outstanding judgments and litigation.

What did North York condos sell for last quarter?

TRREB publishes no North York total. By district, for example, C14 recorded 174 condo apartment sales in Q2 2026 at a median of $570,000. The full table is on this page.

How long does a North York condo take to sell?

No one can promise a time. As a record of the past, condo apartments sold across the City of Toronto in Q2 2026 had an average of 36 listing days on market, according to TRREB. District figures are in the table on this page.

Do these figures tell me what my condo will sell for?

No. They are past sales across a whole district. They do not set a price for one unit and they do not predict a future sale.
