Are there condos here?
A few. This is a low-rise area led by houses and condos trade in small numbers. From April to June 2026 TRREB recorded 113 sales of all home types across the two communities we cover and 15 of them were condo apartments. If you want a condo at this corner, expect little recent sales evidence to work from.
Old Toronto or North York?
This site is about North York, so we need to be clear about the boundary.
The City of Toronto publishes the outline of each former municipality and of each current neighbourhood. Laying one over the other gives this:
- Bedford Park-Nortown sits in the former City of North York.
- Lawrence Park North sits in the former City of Toronto.
Yonge and Lawrence straddles that old line and much of the area sat in the old City of Toronto and not in the former City of North York. Both neighbourhoods are in today’s City of Toronto, so the same taxes and City services apply on either side.
We include Lawrence Park North in this guide and in the Yonge and Lawrence listings search, so both sides of the corner are covered. TRREB places both communities in its Toronto C04 district. TRREB communities and City neighbourhoods share names but are separate systems, so their edges may differ.

Sales figures are from TRREB. Dwelling counts are from the 2021 Census through the City’s Neighbourhood Profiles, are randomly rounded by Statistics Canada and leave out anything built since 2021.
Be careful with the price rows. They cover all home types and houses lead them, so a median of $2,300,000 in Bedford Park-Nortown tells you nothing about what a condo there costs.
Lawrence Park North is the simpler case. Three in every hundred homes were in a tall building in 2021 and two condo apartments sold in three months. Bedford Park-Nortown has more, with 13 condo apartment sales in the quarter and about one home in four in a building of five or more storeys. Some of those tall buildings may be rentals, since the Census counted fewer condominiums (1,225) than tall-building apartments (1,950).
What condos cost in the wider district
Our research has no condo-only price for either community. The nearest figure is for the Toronto C04 district, which holds five TRREB communities: Bedford Park-Nortown, Englemount-Lawrence, Forest Hill North, Lawrence Park North and Lawrence Park South.
April to June 2026, condo apartments, Toronto C04. 45 sales, median $675,000, average $926,411. The average is far above the median because a few sales closed well above the middle. Of the 45 sales, 20 were in Englemount-Lawrence, 13 in Bedford Park-Nortown and 2 in Lawrence Park North.

Eight sales and three sales are too few to describe a market. A district figure also blends five communities, three of them outside this guide. Treat these as background and price a specific unit against recent sales in the same building. The North York condo prices page sets the districts side by side.
Buying a condo where few sell
When few units sell, prepare differently.
- Widen the comparison. With 15 condo apartment sales in a quarter, a single building may have no recent sale at all. Ask for sales over a longer period before you settle on an offer price.
- Read the status certificate. Any buyer can request one. The condominium corporation can charge up to $100 including taxes and must provide it within 10 days. It shows the budget, the reserve fund position, the unit’s common expenses and any special assessments.
- Look north too. From April to June 2026 TRREB recorded 26 condo apartment sales in Lansing-Westgate and 153 in Willowdale East. Both are covered in the Yonge and Sheppard condo guide.

Subway
Lawrence Station is on Line 1 Yonge-University at 3101 Yonge Street. The next station listed to the north is York Mills Station at 4015 Yonge Street, also on Line 1, which has a GO bus terminal.
Our research lists no GO train station in either neighbourhood. We did not research trip times, so check the TTC trip planner for your own route.
Parks, community centres and libraries
The City’s parks data lists these parks by neighbourhood.
- Bedford Park-Nortown: Ledbury Park at 160 Ledbury Street, Woburn Park, Brookdale Park, Phil Givens Park, Old Orchard Park and the Don Valley Golf Course at 4200 Yonge Street.
- Lawrence Park North: Wanless Park at 250 Wanless Avenue, Glengarry Park, Ranleigh Park and Douglas Greenbelt.
City community centres listed for the area are Armour Heights Community Centre at 2140 Avenue Road and Bedford Park Community Centre at 81 Ranleigh Avenue.
Toronto Public Library has the Armour Heights branch at 2140 Avenue Road. The Locke branch is at 3083 Yonge Street, which the library places in the neighbourhood of Lawrence Park South.
Taxes on closing
Both sides of the old boundary are in the City of Toronto, so you pay the Ontario land transfer tax and the Toronto municipal land transfer tax.
Up to $2,000,000 the two taxes use the same steps, at 0.5% on the first $55,000, 1.0% to $250,000, 1.5% to $400,000 and 2.0% above that. The median for all home types in Bedford Park-Nortown was above that mark, so look at the upper steps too. Ontario charges 2.5% on the amount over $2,000,000 for a property with one or two single family residences. Toronto charges 2.5% from $2,000,000.01 to $3,000,000. Higher graduated Toronto rates above $3,000,000 took effect on April 1, 2026.
Qualifying first-time buyers can receive up to $4,000 from Ontario and up to $4,475 from Toronto.

Is Yonge and Lawrence in North York?
Partly. On the City of Toronto's boundary files, the neighbourhood of Bedford Park-Nortown sits in the former City of North York and Lawrence Park North sits in the former City of Toronto. The area straddles the old boundary. Both are now part of the City of Toronto and both are TRREB communities in the Toronto C04 district.
Are there many condos at Yonge and Lawrence?
No, not many. In the 2021 Census, Lawrence Park North had 185 apartments in buildings of five or more storeys out of 5,460 occupied private dwellings, which is 3%. Bedford Park-Nortown had 1,950 out of 8,340, which is 23%. From April to June 2026 TRREB recorded 2 condo apartment sales in Lawrence Park North and 13 in Bedford Park-Nortown.
