The condo market

Condo apartments were just over half of the homes sold here in the latest quarter on record. TRREB counted 39 sales of all home types in its Yorkdale-Glen Park community from April to June 2026 and 21 of them were condo apartments. The median price across all 39 sales was $560,000 and the average was $789,387.

Those two prices mix condos with houses. The community figures we have are not split by home type, so the nearest condo-only price is for the wider Toronto W04 district, set out below with its sales counts.

What the figures cover

Yorkdale is not a TRREB community name. Every figure on this page labelled Yorkdale-Glen Park covers the one TRREB community of that name, in the Toronto W04 district. The Yorkdale listings page searches the same community.

The City of Toronto has a neighbourhood with the same name, which is where the Census figures come from. On the City’s boundary file it sits inside the former City of North York. TRREB communities and City neighbourhoods are separate systems that share names, so their edges may not match exactly.

Keep two limits in mind when you compare numbers.

  • Toronto W04 holds nine TRREB communities: Beechborough-Greenbrook, Briar Hill-Belgravia, Brookhaven-Amesbury, Humberlea-Pelmo Park W4, Maple Leaf, Mount Dennis, Rustic, Weston and Yorkdale-Glen Park. A district figure describes all nine together. Mount Dennis and Weston are outside the former North York boundary.
  • Lawrence Heights is confirmed in our research only as the name of a City park and a City community centre. Lawrence Heights Park is in the City neighbourhood of Englemount-Lawrence. TRREB reports Englemount-Lawrence as its own community in the Toronto C04 district, where 20 of 47 sales from April to June 2026 were condo apartments. Those sales are not in the Yorkdale-Glen Park figures.

Prices, community first

Toronto W04 district, April to June 2026, condo apartments only. 56 sales, median $481,750, average $493,441. Sellers received 97% of the list price on average and the average listing took 39 days to sell. Yorkdale-Glen Park made up 21 of those 56 sales.

The housing stock

The 2021 Census counted 6,835 occupied private dwellings in the City neighbourhood of Yorkdale-Glen Park.

  • 2,745 were condominiums, which is 40% of the total.
  • 1,875 were apartments in buildings of five or more storeys, which is 27%.

Condominiums outnumbered tall-building apartments. Even if every one of those 1,875 apartments were a condominium, at least 870 condominium homes would be in buildings under five storeys or in townhouse forms. A search that looks only at towers misses part of the stock, so read the condo townhouse guide alongside this page.

Statistics Canada randomly rounds Census counts and anything built after 2021 is not included.

Subway and regional connections

The TTC lists four Line 1 Yonge-University stations for Yorkdale-Glen Park and the adjoining Englemount-Lawrence area. From south to north, they are:

  1. Glencairn Station, 785 Glencairn Avenue
  2. Lawrence West Station, 665 Lawrence Avenue West
  3. Yorkdale Station, at Yorkdale Road and Yorkdale Service Road
  4. Wilson Station, 570 Wilson Avenue

Yorkdale Station is where the regional connections are. The TTC page for the station lists GO Transit, Ontario Northland and York Region Transit connections and an entrance at Yorkdale Shopping Centre, which the same page also calls Yorkdale Mall.

Our research has no GO train station inside Yorkdale-Glen Park. The GO train station it lists on this part of Line 1 is Downsview Park GO on the Barrie line, covered in the Downsview Park condo guide. We did not research trip times, so check the TTC and GO trip planners for the address you are considering.

Parks, recreation and library

The City’s parks data places these parks in Yorkdale-Glen Park: Yorkdale Park, Ranee Park, Glen Long Park, Caledonia Park, Joyce Park and Wenderly Park. Glen Long Community Centre is at 35 Glen Long Avenue.

In the adjoining Englemount-Lawrence area the same data lists Lawrence Heights Park, Flemington Park, Baycrest Park, Viewmount Park and Prince Charles Park. City recreation sites listed across the two neighbourhoods include Lawrence Heights Community Centre at 5 Replin Road, Barbara Frum Recreation Centre at 20 Covington Road, Viewmount Community Centre at 169 Viewmount Avenue and Baycrest Arena at 160 Neptune Drive.

The Toronto Public Library branch listed for the area is Barbara Frum, at 20 Covington Road. The City data has no field for park size, so we list parks by name and location only.

Closing costs

Yorkdale-Glen Park is in the City of Toronto, so you pay two land transfer taxes on closing, the Ontario tax and the Toronto municipal tax.

For a home under $2,000,000 the two taxes use the same steps: 0.5% on the first $55,000, 1.0% from there to $250,000, 1.5% from there to $400,000 and 2.0% above $400,000. Toronto also charges an administration fee of $102.56 plus HST on each transaction.

Qualifying first-time buyers can receive a refund of up to $4,000 from Ontario and a rebate of up to $4,475 from Toronto, a combined $8,475. Both come with conditions on citizenship or permanent residence, past home ownership and moving in within nine months.

One cost is specific to condos, the status certificate. A condominium corporation can charge up to $100 including taxes for it and must provide it within 10 days. It includes the budget, the reserve fund statement, the unit’s common expenses and any special assessments.
