The short version

Condo apartments change hands often along this part of Yonge Street. In the second quarter of 2026 TRREB recorded 153 condo apartment sales in Willowdale East and 35 in Willowdale West, 188 in all. The median condo apartment price for the quarter was $570,000 in district Toronto C14 and $580,000 in district Toronto C07, the two districts these communities sit in.

Which streets are covered

The figures and listings here cover two TRREB communities. Willowdale East is in district Toronto C14 and Willowdale West is in district Toronto C07.

On Yonge Street we run from Sheppard Avenue up to Finch Avenue. South of that, the corner around the Line 1 and Line 4 interchange has its own guide, Yonge and Sheppard, which pairs Willowdale East with Lansing-Westgate. North of Finch Avenue, Yonge and Finch covers Newtonbrook East and Newtonbrook West.

We split the guides by TRREB community, so the lines won’t match a street map. Two guides use Willowdale East. Its figures are the same in both, because TRREB reports the community as one unit.

What the census says about the housing

The City of Toronto divides this area into four neighbourhoods. Its 2021 Census profiles show how much of the housing is high-rise and how much is condominium.

  • Yonge-Doris: 9,845 occupied private dwellings. 9,090 were apartments in buildings of five or more storeys (92%) and 8,790 were condominiums (89%).
  • Avondale: 6,995 dwellings. 5,445 in buildings of five or more storeys (78%) and 6,330 condominiums (90%).
  • Willowdale West: 7,835 dwellings. 4,935 in buildings of five or more storeys (63%) and 4,075 condominiums (52%).
  • East Willowdale: 5,610 dwellings. 1,510 in buildings of five or more storeys (27%) and 1,340 condominiums (24%).

The City’s Yonge-Doris, East Willowdale and Avondale together replace what TRREB still calls Willowdale East. The shares differ a lot from one neighbourhood to the next. East Willowdale is about a quarter condominium, while Yonge-Doris is close to nine in ten.

These are 2021 counts, so buildings completed since then are missing. City neighbourhood boundaries are also a separate system from TRREB community boundaries.

Prices and sales, second quarter of 2026

  • Toronto C14: 174 sales, average $597,444, median $570,000, 293 active listings at the end of the quarter.
  • Toronto C07: 101 sales, average $619,683, median $580,000, 165 active listings at the end of the quarter.

  • Willowdale East: 214 sales, average $953,036, median $630,000. Condo apartments were 153 of the sales and condo townhouses 22.
  • Willowdale West: 60 sales, average $1,087,371, median $764,000. Condo apartments were 35 of the sales.

The community medians include houses, so they sit above the district condo medians. Willowdale East makes up 153 of the 174 condo apartment sales in C14, so the C14 figure tracks this community closely. Willowdale West makes up 35 of 101 in C07, so that figure reflects its neighbours as much as Willowdale West.

In August 2026, the latest month published, C14 had 52 condo apartment sales at a median of $532,500 and C07 had 25 at a median of $560,000. One month is a small sample. For each district, see the North York condo prices page.

TRREB’s Condo Market Report groups districts C07 and C14 into one sub-market, North York City Centre. Here are the sales there in the second quarter of 2026, by bedroom type.

Subway stations

Line 1 Yonge-University has three stations on this stretch of Yonge Street.

  • Sheppard-Yonge station, 20 Sheppard Avenue West. It is also the interchange with Line 4 Sheppard.
  • North York Centre station, 5102 Yonge Street. The TTC lists an entrance at 5095 Yonge Street through Empress Walk.
  • Finch station, 5600 Yonge Street. It is the Line 1 terminus and has a GO and York Region bus terminal.

A few public facilities share one Yonge Street address. North York Civic Centre, Mel Lastman Square and Douglas Snow Aquatic Centre are all listed at 5100 Yonge Street. North York Central Library is at 5120 Yonge Street.

If you plan to rent it out

TRREB’s rental report gives district figures. In the second quarter of 2026 Toronto C14 had 738 condo apartment leases. One-bedroom units averaged $2,273 across 419 leases and two-bedroom units averaged $2,954 across 290 leases. In Toronto C07 the averages were $2,232 for a one-bedroom and $2,902 for a two-bedroom.

Three rules affect the numbers if you do not live in the unit.

  • Ontario’s rent increase guideline for 2026 is 2.1%. Units first occupied for residential purposes after November 15, 2018 are exempt from rent control.
  • Toronto’s Vacant Home Tax is 3% of the assessed value. Every residential owner must declare occupancy status each year.
  • Toronto permits short-term rentals only in a principal residence.

Closing costs

Willowdale is inside the City of Toronto, so every purchase carries two land transfer taxes, the Ontario tax and the Toronto municipal tax. Under $2,000,000 the two use the same rates, rising from 0.5% on the first $55,000 to 2.0% on the amount above $400,000. First-time buyers who qualify can receive up to $4,000 back from Ontario and up to $4,475 from Toronto. The land transfer tax calculator shows both taxes for a given price.

On a resale unit, ask for the status certificate. A condominium corporation can charge up to $100 for it and must provide it within 10 days. Have your lawyer review it before you commit.

TRREB reports condo-only prices by district. In the second quarter of 2026 the median condo apartment price was $570,000 in Toronto C14, where Willowdale East supplied 153 of 174 sales. It was $580,000 in Toronto C07, where Willowdale West supplied 35 of 101 sales.

Is North York Centre the same as Willowdale?

North York Centre is a Line 1 station at 5102 Yonge Street. For statistics, TRREB uses the communities Willowdale East and Willowdale West. Its Condo Market Report also defines a North York City Centre sub-market, which is districts Toronto C07 and Toronto C14 together.

Which subway stations serve Willowdale?

There are three Line 1 stations: Sheppard-Yonge at 20 Sheppard Avenue West, North York Centre at 5102 Yonge Street and Finch at 5600 Yonge Street. Sheppard-Yonge is where you change to Line 4 and Finch is the end of Line 1.

What size of condo sells in North York City Centre?

How many homes in Willowdale are condos?

It varies by City neighbourhood. In the 2021 Census condominiums made up 89% of occupied dwellings in Yonge-Doris, 90% in Avondale, 52% in Willowdale West and 24% in East Willowdale.

What do condos rent for in this area?

In the second quarter of 2026 TRREB recorded 419 one-bedroom condo apartment leases in Toronto C14 at an average rent of $2,273 and 290 two-bedroom leases at an average of $2,954. Those are district figures for one quarter and they say nothing about what a particular unit will earn.

What should I check before buying a resale condo here?

Ask for the status certificate. The Condominium Authority of Ontario says a condominium corporation can charge up to $100 for it and must provide it within 10 days. It includes the budget, the reserve fund statement, common expenses for the unit and any special assessments. Have your lawyer review it.
