The condo market in York Mills is small and prices run well above the City of Toronto figure. TRREB recorded 18 condo apartment sales in the two York Mills communities from April to June 2026, out of 75 sales of all home types, at a median of $1,112,500. Houses make up most of the sales, so there are few condo listings to choose from at any one time.

We cover two TRREB communities, Bridle Path-Sunnybrook-York Mills and St. Andrew-Windfields. The listings linked from this page come from those two.

They are also the only two communities in TRREB district Toronto C12, which helps with the numbers. In most of North York a district condo price blends several communities. Here the district figure and our area are the same.

TRREB publishes no North York total, so we do not quote one.

Not many. These are TRREB’s counts for April to June 2026.

Condo apartments were 18 of 75 sales across the two communities, under a quarter. In St. Andrew-Windfields condo townhouses outsold condo apartments three to one.

Supply is thin too. Across district C12 there were 24 new condo apartment listings in the whole quarter and 14 active listings at the end of it. In August 2026 the district had 3 new condo apartment listings, 12 active and 3 sales. Condo townhouses had 7 new listings, 19 active and 2 sales that month.

If you want this area, expect a limited choice of units. You can widen the search north along Line 1. The Yonge and Sheppard condo guide covers Willowdale East, which had 153 condo apartment sales in the same quarter.

What condos cost

For April to June 2026 TRREB reports an average condo apartment price of $1,603,889 and a median of $1,112,500 in district C12. Half of the 18 sales were at or below the median. The average sits almost $500,000 higher because some units sold for far more.

For context, the City of Toronto median condo apartment price in the same quarter was $560,000 across 3,174 sales.

Sold condo apartments in C12 averaged 47 days on the market in the quarter and sold for 97% of the list price on average.

In a market this size, single months need care. In August 2026 three condo apartments sold, at an average of $1,769,100 and a median of $1,659,500 and two condo townhouses sold at $1,389,000 for both figures. Five homes cannot set a price for an area.

The community prices in the table above cover all home types. Bridle Path-Sunnybrook-York Mills had a median of $2,622,500 and an average of $3,492,858. St. Andrew-Windfields had a median of $2,218,000 and an average of $2,394,305. Houses drive those numbers, so they say little about condos.

What the 2021 Census shows

The 2021 Census counts fit the sales picture. In Bridle Path-Sunnybrook-York Mills, 670 of 3,300 occupied private dwellings were in buildings of five or more storeys, which is 20%. Condominium dwellings numbered 1,020, which is 31%.

Compare the two and at least 350 condominium homes in that neighbourhood are in something other than a tall building, since condominium dwellings outnumber tall-building dwellings.

In St. Andrew-Windfields, 1,680 of 6,345 dwellings were in buildings of five or more storeys, which is 26%. Condominium dwellings numbered 1,230, which is 19%.

These are 2021 counts, so they leave out buildings finished since.

Subway and GO

York Mills Station is on Line 1 Yonge-University at 4015 Yonge Street. The TTC’s station page lists a York Mills GO Bus Terminal and entrances through York Mills Centre at 4025 Yonge Street and 16 York Mills Road.

On the same line, Lawrence Station is to the south at 3101 Yonge Street. Sheppard-Yonge Station is to the north at 20 Sheppard Avenue West, where Line 1 meets Line 4 Sheppard.

Our research lists no GO train station in these two communities. GO service here is by bus from the terminal at York Mills Station. Check how far a building is from the station before you count on walking to it.

Parks and public facilities

City parks in Bridle Path-Sunnybrook-York Mills include York Mills Valley Park at 3865 Yonge Street, Jolly Miller Park at 3995 Yonge Street, Sunnybrook Park at 1132 Leslie Street, York Mills Park, Sherwood Park and Irving Paisley Park.

In St. Andrew-Windfields the City lists St. Andrews Park, York Mills Gardens, Harrison Park, Lord Seaton Park, Owen Park and Dunlace Park. York Mills Arena is at 2539 Bayview Avenue.

The Toronto Public Library’s data shows no general public branch inside these two neighbourhoods. It lists a Sunnybrook Hospital branch at 2075 Bayview Avenue, in the Aging and Veterans Care wing. Sunnybrook Health Sciences Centre is on Ontario’s list of hospitals.

Closing costs at these prices

You pay two land transfer taxes, as anywhere in the City of Toronto, Ontario’s and the Toronto municipal tax. Both step up to 2.0% on the part of the price above $400,000.

Above $2,000,000 the rates change and the median price for all home types is above that line in both communities. Ontario charges 2.5% on the part above $2,000,000 where the land contains one or two single family residences. Toronto charges 2.5% from $2,000,000 to $3,000,000 on property with one or two single family residences. Since April 1, 2026 Toronto has also had graduated rates above $3,000,000, starting at 4.40% from $3,000,000 to $4,000,000 and 5.45% from $4,000,000 to $5,000,000.

The City’s rate page does not say how a single condominium unit is treated under those higher tiers. Ask your lawyer before you budget for a unit above $2,000,000.
