The condo market here

The condo market is smaller than the one further south on Yonge Street and condo apartments are the smaller share of sales in these communities. In the second quarter of 2026 TRREB recorded 34 condo apartment sales across Newtonbrook East and Newtonbrook West, out of 112 sales of all home types. That is few sales, so the district medians of $570,000 in Toronto C14 and $580,000 in Toronto C07 are the steadier guide to condo prices.

Which communities we cover

Sales and prices

TRREB’s community figures for the second quarter of 2026 cover all home types.

  • Newtonbrook East: 54 sales, average $1,201,185, median $1,185,000. Condo apartments made up 21 of the 54.
  • Newtonbrook West: 58 sales, average $1,030,510, median $1,054,000. Condo apartments made up 13 of the 58.

Those medians sit above $1,000,000 because they count every home type, houses included, so they are not condo prices.

TRREB reports condo-only prices by district. In the same quarter Toronto C14 had 174 condo apartment sales with an average of $597,444 and a median of $570,000. Toronto C07 had 101 sales with an average of $619,683 and a median of $580,000. Newtonbrook East makes up 21 of the C14 sales and Newtonbrook West makes up 13 of the C07 sales, so each district number mostly reflects other communities.

August 2026 is the latest month TRREB has published. C14 had 52 condo apartment sales at an average of $555,815 and a median of $532,500. C07 had 25 sales at an average of $581,340 and a median of $560,000. One month of district sales is a small sample.

With roughly a dozen to two dozen condo sales per community in a quarter, recent sales in the same building will tell you more than any area figure. The North York condo prices page sets these districts beside the others.

What the 2021 Census shows

These 2021 Census counts come from the City of Toronto’s neighbourhood profiles. The housing is mixed.

  • Newtonbrook West had 9,090 occupied private dwellings. Of those, 4,390 were apartments in buildings of five or more storeys (48%) and 2,310 were condominiums (25%).
  • Newtonbrook East had 6,165 occupied private dwellings. Of those, 2,560 were apartments in buildings of five or more storeys (42%) and 2,285 were condominiums (37%).

The tower count includes purpose-built rental buildings, so a high tower share does not mean a high condo share. Newtonbrook West shows the gap clearly. The counts are from 2021 and leave out buildings finished since.

Transit at the end of Line 1

Finch station, at 5600 Yonge Street, is the north end of Line 1 Yonge-University on the Yonge side. The TTC lists GO Transit and York Region Transit connections at the station, along with parking at 890 Willowdale Avenue and 18 Hendon Avenue.

For GO rail, Old Cummer GO is at 5760 Leslie Street, at Leslie Street and Finch Avenue East, on the Richmond Hill line. GO lists 462 parking spaces in the main lot and a TTC connection.

The Yonge North Subway Extension

Metrolinx describes the Yonge North Subway Extension as running Line 1 north from Finch station to Vaughan, Markham and Richmond Hill, with five stations over about 8 kilometres. Steeles is the one station Metrolinx places in Toronto. No station is listed between Finch and Steeles.

Metrolinx gives no opening date. It says the extension goes into service after the Ontario Line is complete. The milestones on its project page include a tunnelling contract awarded in July 2025 and the excavation of the tunnel launch shaft completed in July 2026. Base a purchase decision on the service that runs today.

Parks, community centres and libraries

City parks in Newtonbrook West include Hendon Park, Goulding Park, Moore Park, Lissom Park, Carney Park, Charlton Park and Ancona Park. Goulding Community Centre is at 45 Goulding Avenue.

In Newtonbrook East the City lists Bishop Park, Centre Park, Lillian Park, Caswell Park, Maxome Park, Conacher Park, Silverview Park, Bayview Arena Park and Creekside Park. Bayview Arena is at 3230 Bayview Avenue.

The Toronto Public Library dataset shows no branch inside either Newtonbrook neighbourhood. The nearest branches in our research are North York Central Library at 5120 Yonge Street and the Centennial branch at 578 Finch Avenue West.

Costs beyond the price

The area is inside the City of Toronto, so every buyer here pays two land transfer taxes. The Ontario tax and the Toronto municipal tax use the same steps on a purchase under $2,000,000, at 0.5% up to $55,000, 1.0% from there to $250,000, 1.5% from there to $400,000 and 2.0% above $400,000. A qualifying first-time buyer can get up to $4,000 back from Ontario and up to $4,475 from Toronto. The land transfer tax calculator works out both for your price.

Two more figures apply. For homes priced from $500,000 to under $1.5 million, the minimum down payment is 5% of the first $500,000 plus 10% of the portion above that. The City of Toronto’s 2026 residential property tax rate is 0.767311% of assessed value.
