The short version
Around Downsview Park, condos are the smaller part of the market and townhouses outsell apartments. TRREB recorded 72 sales of all home types in its Downsview-Roding-CFB community from April to June 2026. Fifteen were condo townhouses and 12 were condo apartments. On transit, Line 1 and the Barrie GO line meet in one building.
The station
Downsview Park Station is at 25 Vitti Street on Line 1 Yonge-University. Downsview Park GO, at 80 Carl Hall Road, is inside the same station. The TTC describes the connection as a transfer to the GO train on the Barrie line. The GO station is open.
York University GO is not open. Metrolinx closed it and said the station needed to be demolished for the Barrie line expansion. It directs customers to Downsview Park GO and the subway. If an older listing or map mentions York University GO, ignore it.
The TTC lists two more Line 1 stations for this area.
- Sheppard West Station, 1035 Sheppard Avenue West
- Wilson Station, 570 Wilson Avenue
North of Downsview Park on the same line, Finch West Station at 3950 Keele Street is the interchange with Line 6 Finch West. The TTC says Line 6 runs 11 kilometres along Finch Avenue West with 18 stations, from Finch West Station to Humber College Station. It opened on December 7, 2025.
Sheppard Avenue also has a planning item. Metrolinx is studying options to extend rapid transit along Sheppard both east and west. The work is at the Initial Business Case stage, the first stage of its planning process. Metrolinx has stated no route decision, no funding, no construction date and no opening date, so do not price a purchase on it.
We did not research GO service frequency or trip times. Check the GO and TTC schedules for the hours you would travel.
What we count as Downsview Park
Downsview Park is a place name that TRREB does not use. The figures and the Downsview Park listings page cover one TRREB community, Downsview-Roding-CFB, in the Toronto W05 district.
That community lines up with two City of Toronto neighbourhoods, Downsview and Oakdale-Beverley Heights. On the City’s boundary file, both sit inside the former City of North York. The Census figures below are for those two neighbourhoods. TRREB and City boundaries are separate systems, so they may differ at the edges.
York University Heights, to the north, is a separate TRREB community and is not in this page’s figures. It had 48 sales from April to June 2026 and 22 of them were condo apartments.
We cover homes, transit and City-run facilities. The federal park that gives the area its name is not in the City’s parks dataset, so we say nothing about it here.

Condo homes of both kinds were 27 of 72 sales. A search for apartments alone misses more than half of them, so include townhouses. The North York condo townhouse guide covers that home type.
Prices and what each one covers
The community price is for all home types together, with a median of $885,000 and an average of $860,844 on 72 sales from April to June 2026. Houses drive that number, so it is not a condo price.
For condos alone, the nearest figures are for the whole Toronto W05 district. W05 holds seven TRREB communities: Black Creek, Downsview-Roding-CFB, Glenfield-Jane Heights, Humber Summit, Humberlea-Pelmo Park W5, Humbermede and York University Heights.
- Condo apartments, April to June 2026: 46 sales, median $467,500, average $467,695. The average listing took 51 days to sell, compared with 36 days across the City of Toronto in the same quarter.
- Condo apartments, August 2026: 13 sales, median $492,000, average $468,962.
- Condo townhouses, August 2026: 9 sales, median $515,000, average $465,044.
The August rows rest on 13 and 9 sales, too few to call either one the going price. The North York condo prices page compares districts.
Housing stock in the 2021 Census
The two City neighbourhoods differ.
Downsview. 6,980 occupied private dwellings. 855 were apartments in buildings of five or more storeys (12%). 1,735 were condominiums (25%). With about twice as many condominiums as tall-building apartments, at least 880 condominium homes were in buildings under five storeys or in townhouse forms.
Oakdale-Beverley Heights. 7,655 occupied private dwellings. 2,935 were apartments in buildings of five or more storeys (38%), yet only 330 dwellings were condominiums (4%). Most of the tall buildings there are not condominiums and the Census counts purpose-built rental towers in the same structural category.
Statistics Canada randomly rounds Census counts and buildings completed after 2021 are not included.
Parks, community centres and libraries
City parks in Downsview are Stanley Greene Park at 55 Stanley Greene Boulevard, De Havilland ‘Mossie’ Park, Avro Park, Banting Park and Ancaster Park.
In Oakdale-Beverley Heights they are Roding Park, Oakdale Village Park, Chalkfarm Park and a City site at 1629 Wilson Avenue that the dataset calls Downsview Park and Lawn Bowling Greens.
The City lists these recreation sites for the area: Ancaster Community Centre at 41 Ancaster Road, Roding Community Centre at 600 Roding Street, Downsview Arena at 1633 Wilson Avenue, Chalkfarm Community Recreation Centre at 180 Chalkfarm Drive and Grandravine Community Recreation Centre at 23 Grandravine Drive.
The Toronto Public Library has two branches: Downsview at 2793 Keele Street and Black Creek, inside North York Sheridan Mall at 1700 Wilson Avenue.
Closing costs
Every buyer in the City of Toronto pays the Ontario land transfer tax and the Toronto municipal land transfer tax. Below $2,000,000 the steps match, at 0.5% to $55,000, 1.0% to $250,000, 1.5% to $400,000 and 2.0% on the rest. Toronto adds an administration fee of $102.56 plus HST.
First-time buyers who qualify can get back up to $4,000 from Ontario and up to $4,475 from Toronto. The land transfer tax calculator works out both taxes for a given price.
After closing, the 2026 City of Toronto residential property tax rate is 0.767311% of assessed value, including the education and City Building Fund portions. Have your lawyer confirm all closing figures.
